Plans submitted for more waterside homes at Wirral Waters

A further seventy-eight waterside homes will soon be added to the emerging Northbank neighbourhood at Wirral Waters, if approved by Wirral Council.

Plans for the second phase of Redbridge Quay, at the UK’s largest and most exciting regeneration project, have now been submitted to the local planning authority and will be developed by a joint venture between Qualis Developments and the Forshaw Group, should it be approved.

Waterside gardens and expansive glazing will feature in all of the 78 new homes within the Northbank neighbourhood’s latest residential development, which will comprise 64 one- bedroom apartments and 14 two-bedroom homes.

Qualis Developments is a property development company based in Manchester specialising in the design and build of high-quality new homes across the North of England. Recent developments include Great Central in Sheffield and The Interchange in Manchester. Qualis will be working in a joint venture with the Forshaw Group, a residential property developer that specialises in transforming unused land and buildings.

Plans submitted for more waterside homes at Wirral Waters

The plans for Redbridge Quay have incorporated a take on the Victorian terraced house and include features such as open-plan living spaces with cathedral ceilings and height living spaces alongside waterside patios.

Phase two of Redbridge Quay will be situated next to the recently regenerated East Float Quay – the Grade II listed former grain warehouses – and surrounded by dockside walkways, green landscaping, a new pocket park, and new public realm.

In addition, all properties built as part of Redbridge Quay phase two will include, as standard, app-enabled electric heating or air-source heat pumps, solar roof panels, heat recovery, and access to electric vehicle charging. The developers will also employ a fabric first approach creating highly insulated homes built with robust materials.

Residential development is moving at pace within Northbank. Since the completion of phase one of Redbridge Quay just over a year ago, a steady stream of residents have moved in to the £55m development of highly sustainable modular family homes. In summer 2024, the first 150 apartments within the £130m Millers Quay development hit the market, reaching 80% occupancy just ten weeks after completion. The final 350 new homes at Millers Quay are due to complete early in 2025. Together, Redbridge Quay and Millers Quay will contain over 850 homes, including 100 affordable homes.

Wirral Waters is part of Peel Waters, a UK wide portfolio of vibrant and innovative, waterfront developments, delivering large-scale, sustainable regeneration projects, creating jobs, economic growth, new homes and new public realm across the country.

Richard Mawdsley, Director of Development at Wirral Waters, said:

“Northbank offers a variety of different housing types, with a good mix of properties available to buy and rent, plus sustainable transport links, dockside walkways, public realm, and access to parks and green spaces.

“We’re delighted to be working with Qualis Developments and the Forshaw Group on phase two of Redbridge Quay. Their strong sustainability credentials were an important part of our decision to appoint them, and this new development will be a fantastic addition to the Northbank neighbourhood.”
