Plans have been unveiled for a striking 70-storey tower that will form the centrepiece of the £1bn Kings development on Liverpool’s waterfront.
Designed by the renowned architecture practice SimpsonHaugh, the landmark tower will feature a five-star hotel alongside luxury residences managed by the hotel operator, creating what developers hope will become one of the most distinctive additions to the city’s skyline.

The announcement comes just weeks after the scheme’s first building, a 28-storey residential tower named No.1 Kings, received planning approval from Liverpool City Council.
Developers Davos Property Developments Limited, working in partnership with Beetham Davos Ltd, are expected to begin demolition works on the site this spring as the ambitious waterfront project moves into its next phase.
Rising to an impressive 727 feet, the proposed tower would become the tallest building in Liverpool, surpassing the nearby West Tower, which currently holds the record at 459 feet.
Within the new skyscraper, the first 23 floors will house a five-star hotel, offering 212 high-specification rooms. Above the hotel, the upper floors will accommodate 563 luxury residences, providing premium waterfront living with panoramic views across the city and the River Mersey.
Residents and hotel guests will have access to a wide range of amenities, including bars and restaurants, gym facilities, banqueting and meeting spaces, and a rooftop terrace designed to make the most of the building’s dramatic height and location.
The tower forms part of a wider masterplan for the Kings site, which is expected to include ten buildings in total. The wider scheme will feature a mix of residential towers, two hotels, Grade A office space, a new arts venue, shared workspace for start-ups and tech businesses, and a variety of food and drink destinations.
The emerging masterplan is set to go out to public consultation later this spring, ahead of an anticipated planning submission in late summer. The hybrid application will seek detailed approval for the site layout and infrastructure, alongside outline consent for the individual building plots.
If approved, the Kings development is expected to create a major new mixed-use district on Liverpool’s waterfront, significantly reshaping the city’s skyline and strengthening its position as one of the UK’s fastest-growing destinations for investment and urban regeneration.

Only last week it was confirmed that there will be 135 cruise ships visiting Liverpool during the 2026 season. This number will grow as the new cruise terminal is completed and the landing stage extended to accommodate two ships at a time.
Demand for the hotel will be driven in part by cruise passengers seeking to start or finish their journeys in the same style and luxury offered on board.”
